NEW JERSEY LEAD TESTING REQUIRMENTS
Effective July 22, 2022, NJ Bill S1147 mandates that all one and two-family rental properties built before 1978 be certified as being Lead Safe upon tenant turnover. Clever Inspections is an EPA Lead Safe Certified Firm and possesses all the necessary certifications to conduct the required inspection and lead dust sampling.
We can help you identify lead paint hazards and recommend corrective measures so that you are in compliance with NJ S1147, avoiding delays in the issuance of Certificates of Occupancy and possible fines.
PROTECT YOUR HEALTH
Lead dust screening is now a requirement for one and two-family rental properties every two years or upon tenant turnover. But more than that, lead testing and lead assessments are vital to the health of those who occupy the building.
For hundreds of years, lead has been put in paint and other materials around the world. It wasn’t outlawed in the United States until the 1970’s. That means that since Detroit was founded, and all the way up until that point in the 70’s, buildings have lead paint in them.
Lead is a powerful neurotoxin that affects adults and children, but especially children. In children, specifically under the age of 6 years old, lead paint dust and other forms of lead can have long-lasting and detrimental health effects.
The best way to protect you and your family (whether or not it is “required”) is to have a proper lead assessment by a qualified professional such as us. Please contact us to schedule your next lead inspection, or if you have any questions.
WHERE IS LEAD FOUND?
Lead is found in many areas of the home, not just in paint. It can be in dust form, in your water, outside in the soil, and other areas. While there are key spots that we check, there are a lot of other areas that we take into consideration.

HOW IT HARMS YOU
One of the many issues with lead paint is not the lead chips themselves – it is actually the dust. The lead dust is so fine that the particles are actually invisible to the human eye. So every time a door is closed that has lead paint on it, a window operated, or work is done on the building, you are potentially releasing lead dust that harms your health and the health of your family. Lead causes neurological damage and is also considered a legacy toxin – so pregnant women can pass it on to their children.
Organizations such as the EPA have warned of this issue for many years. InterNACHI also warns consumers of the dangers of lead in the home and how it can harm your health and the health of your family.
With so much at stake, be sure to have a proper lead assessment performed.
